Hailey, ID P&Z approves over a hundred multi-family units

In a 4-to-1 vote, the Hailey Planning and Zoning Commission approved a 104-unit apartment complex.

Architectural firm Pivot North and developer Jeff Smith said Lido Apartment Homes will move to the corner of Woodside Blvd. and Winterhaven Dr. The complex would be spread over 12 two- to three-story buildings.

There would be 12 one-bedroom micro units with 475 square feet of space, 40 larger one-bedroom units with 680 square feet of space, 35 two-bedroom units with 850 square feet, 12 three-bedroom units measuring 1,110 square feet and four 1,504 square feet of four-bedroom units.

Each building would have between eight and 12 units.

The project application indicates that applicants are requesting two waivers, one related to height and the other for rent-restricted housing. The waiver asks to include a density bonus for 12 rent-restricted units at 100% of the median area income.

Rent-restricted units would be available in one-, two-, and three-bedroom layouts.

The applicant also plans to operate the complexes with clean energy and to have 18 electric car charging stations.

Commissioner Richard Pogue said it would be a “big” project.

Parking and amenities

The development plans provide for 121 parking spaces, including six spaces accessible to people with reduced mobility.

There would also be several outdoor amenities, including a seating area with fire pits, walkways and an outdoor barbecue area.

Overall, the commission was supportive of the project. However, Commissioner Owen Scanlon was the only one not to vote, due to size issues. Scanlon asked Pivot North to flatten the slope of the roof several degrees. He expressed concerns about potential impacts to the view on the nearby Copper Ranch Condominium development.

“I think we should make tall buildings look a lot less tall in a neighborhood of small houses,” he said.

Pivot North’s website says the team hopes to launch the project this spring.
