Strong demand for rent increases need rent managers

Another successful career in real estate is being a rent manager.

According to Filipino Homes founder Anthony Gerard Leuterio, there is now a growing interest among Filipinos to become professional rental managers in addition to becoming professional real estate agents.

This increased interest is due to the increase in rental demand in real estate such as housing, offices, shops and warehouses despite the economic difficulties caused by the Covid-19 pandemic.

Leuterio said that Rent.ph from Filipino Homes, a website that covers rental listings across the country, from rooms to real estate, has seen a 40-50% increase in rental activity since January of this year. He said the increase can be attributed to the low rental rates and hybrid working arrangements now adopted by companies.

Entrepreneurs, on the other hand, rent out smaller warehouses in strategic locations to continue doing business even during community quarantines.

To date, Filipino Homes has already produced 1,500 rental managers across the country.

Lucrative career

Rent Manager is an exclusive program under Rent.ph from Filipino Homes that aims to produce professional rent managers. It is duly registered as a business with the Intellectual Property Office.

According to Leuterio, this is another lucrative career in the real estate industry due to the promising rental demand in this new business environment.

“This year is a different year, it’s really the survival of the fittest especially in the real estate sector. Our goal at Filipino Homes is to equip all of our agents for unprecedented times, ”said Leuterio.

Leuterio said many Filipinos are considering renting because there are so many affordable options and at the same time more units are now modern with quality living and relaxing features.

“By 2022, we envision around 1.3 million units for rent,” Leuterio said. “So we need at least 30,000 rental managers across the country.”

Training

Aspiring rent managers must complete the rent manager training courses provided by Rent.ph and must pass the assessment also provided by the company.

The training will specifically address property management and the different aspects of managing a rental property. It teaches students to supervise real estate properties on behalf of owners with the primary purpose of maintaining the value of the property and ensuring that it generates income.

The course will also cover other important aspects such as an in-depth knowledge of the Philippine rental law and other local policies that govern the rental industry, including the rights of tenants and landlords.

Experts solicited for training will also share best practices and strategies for doing business and winning big in today’s concert economy.

Leuterio assured that Rent.ph will take care of the rent managers every step of the way.

He said Filipino Homes has already created an automated system that will make it easier for rental managers to focus on maintaining healthy relationships with their clients.

He added that having rent managers to manage the properties is beneficial as it will ensure owners that their properties are well maintained.
